January 15, 1992, of Thayne, Lincoln County, Wyoming, grantor, for and in consideration
of the sum of Ten and No/100 Dollars ($10.00) and other good and valuable consideration,
the receipt whereof is hereby acknowledged, CONVEYS and WARRANTS only as against
all claiming by, through or under her to ,Joshua Edward Flud and Diana Heiner Flud
husband and wife, as tenants by the entireties, of 989 Lincoln 120, Thayne, WY 83127,
grantees, the following described real estate including the easement described below,
situate in the County of Lincoln, State of Wyoming, hereby releaSing and waiving all rights
under and by virtue of the homestead exemption laws of the State, and more particularly
described as follows, to-wit:
The Flud property, as referred to in the Deed recorded in Book 475PR, on
Page 656 and a portion of the Glenn W. Heiner Trust property, as referred to
in the Affidavit recorded in Book 463PR, on Page 762, within the SE1/4SE1/4
of Section 7 and the SW1/4SW1/4 of Section 8, T34N, R118W, of the 6th.
P.M., Lincoln County, Wyoming, the metes and bounds being more
particularly described as follows:
BEGINNING at the B.L.M. type Monument marking Baker Engineers PE/LS
698, 1971 location for the Southeast Corner of said SE1/4SE1/4; thence
S89°56'16"W, along the South line of said SE1/4SE1/4 385.17 feet to the
Cotton Gin Spike marking the Southeast corner of the Clark property, as
referred to in the Deed recorded in Book 391 PR, on Page 5, with said Office;
thence N0°41'14"E, parallel with the East line of said SE1/4SE1/4, along the
West line of said Clark property and it's Northerly prolongation, 452.40 feet to
an Aluminum Cap on Iron Pipe; thence N89°56'16"E, parallel with said South
line, 385.17 feet to an Aluminum Cap on Iron Pipe marking a point in the
West line of said SW1/4SW1/4; thence S0°41'14"W, along said West line,
35.00 feet to an Aluminum Cap on Iron Pipe; thence S89°39'34"E, parallel
with the South line of said SW1/4SW1/4, 248.95 feet to an Aluminum Cap on
Iron Pipe; thence S0°41'14"W, parallel with said West line, to and along the
West line of the Dan Heiner property, as referred to in the Deed recorded in
Book 543, on Page 514, with said Office, 417.40 feet to a Cotton Gin Spike
marking a Point in said South line of said SW1/4SW1/4; thence
N89°39'34"W along last said South line, 248.95 feet, to the Point of
Beginliing, containing 6.385 Acres of land.

Vacating and Relinquishing: All Rights to the 60 feet wide Right-of-Way
Easement, as referred to in the Flud Deed recorded in Book 475PR, on Page
656, with said Office,
GRANTING and RESERVING: All Rights to the following described Non-
Exclusive Right-of-Way Easement for ingress and egress and all utilities:
BEGINNING at a Point in the Nodh Right-of-Way for Lost Creek County Road
12-120, at the Intersection of said North Right-of-Way and the East line of
said SE1/4SE1/4, said Point of Beginning, being 30.00 feet N0°41'14"E,
along said East line from the B.L.M. type Monument found marking Baker
Engineers PE/LS 698, 1971 location for the Southeast Corner of said
SE1/4SE1/4; thence S89°56'16"W, along said North Right-of-Way, parallel
with the South line of said SE1/4SE1/4, 39.48 feet to an Iron Pipe; thence
Northeasterly, along a 40.00 feet Radius Curve to the Left having a Central
angle of 89°15'02'', an arc length of 62.31 feet, chord bearing N45°18'45"E
56.20 feet to an Iron Pipe marking a point in the West line of said
SWl/4SW1/4; thence N0041'14"E, along said West line, 347.92 feet to an
Aluminum Cap on Iron Pipe; thence S89°39'34"E, parallel with the South line

With said Office.

Restrictions, Reservations, Rights-of-Way and Improvements of sight and or
record.

say that she is the Trustee of the of the Glenn W. Heiner Family ReVocable Trust dated
January 15, 1992, described in and which executed the foregoing instrument; that said
instrument was signed and sealed on behalf of said trust; that said trustee had the authority
under the terms of the written trust instrument to execute the instrument on behalf of the
trust; and said trustee acknowledged said instrument to be the free act a~d deed of said
trust.
