That WE, the undersigned, Jan~es Cort Watkins. and Melissa K. Watkins, husband and wife as
tenants by the entireties, ("Gl~antor") for a good and valuable consideration, the receipt of which is
hereby ac ~knowledged, do hersby grant, convey and warrant unto LoWer Valley Energy, a
Cooperative Corporation, of AC:on and Jackson, Wyoming and to its successors and assiga~s,
("Grantees"), a perpetual easement and right of way for the construction and continued
maintenance, repair, alteration ~,nd replacement of the electric distribution circuits, lines and
equipment of the Grantee to be bonstructed and maintained under, upon and across the premises of
GrantOr in Lincoln County, State of Wyoming, along a line described as follows, to wit:
BEING a part of the Trail Ridge Subdivision, Lot 1, Section 10, T36N, R119W, in Lincoln
County, Wyoming more ac(urately described as follows:
BEGINNING at the southeast corner of said Lot 1;
Thence N 73° W, 91 feet to a Point;
Thence N 39° W, 147 feet tea transformer location;
Thence N 75° W, 38 feet to a Point;
Thence N 86° W, 186 feet to, a Point;
Thence N 74° W, 45 feet to a transformer location.
Easement to include 10 feet on each side of described line.
Together with all necessary a'qd reasonable rights of ingress and egress and to excavate and refill
i
ditches and trenches for the location and repair of said facilities and to cut, trim, spray herbicides, or
remove trees, sN-ubbery, undergrowth or other obstructions interfering with the repair and
maintenance of the facilities. The Grantor acknowledges that Electric and Magnetic Fields (EMF)
are naturally occurring in the transmission or distribution of electricity, and that the Grantee has
here notified Grantor that EMF testing and information is available upon request from the Grantee.
This Easement by Grantor is ~ntended to include so much space as is necessary or appropriate to the
presence of EMF and reasonable operation of the Grantee's transmission or distribution lines. The
undersigned agq'ees that all wi're.~ and other facilities, instalIed on the above described lands at the
Grantee's expense shall remain the property of the Grantee, removable at the option of the Grantee.
We hereby release and waive all rights under and by virtue of the Homestead Ex eruption Laws of
the said State.
