and in consideration cf' TEN DOLLARS ($10.00) and other good and valuable
consideration, in hand paid, receipt of which is hereby acknowledged, CONVEY AND
WARRANT to Tom Davis Agency, a Wyoming Corporation, Grantee, whose address is
PO Box 248, Alton, WYo~ning 83110, the following described real estate situate in the
County of Lincoln, State of Wyoming, to-wit:
Lot 25 of Block 37 of the Glen Kennington et al Addition to the Town of
Afton, Lincoln County, Wyoming as described in the official plat thereof;
Together with and subject to a shared access and utilities easement, 14.5
feet in width and 190 feel in length with boundaries more particularly
described as folio'rs:
BEGINNING at the southwest corner of Lot 25, Block 37, of the Glen
Kenningtor-et al Addition to the Town of Afton, LinColn County,
Wyoming, and running
THENCE north (original record N02°03'05"E), along the principal west
boundary li.'~e of Lot 25 and its prolongation ,a distance of 165 feet,
more or les~, to the south boundary line of Eighth Avenue;
THENCE'~./est (original record N88°51'55"W), along the south
boundary line of Eighth Avenue a distance of 14.5 feet;
THENCE ~,uth, parallel to said west boundary line of Lot 25, a
distance of 190 feet;
THENCE east, parallel to said soulh boundary line of Eighth Avenue,
a distance of 14.5 feet;
THENCE no~-th, along the prolongation of said west boundary line of
Lot 25, a distance of 25 feet, more or less, to the point of beginning;
ENCLOSING an area of 2755 square feet, more or less.
Together with al; Improvements situate thereon and all easements and
appurtenances thereunto belonging; and
Subject to all easements, reservations, covenants and restrictions, if any,
of record; and,
Further subject to discrepancies, conflicts in boundary lines, shortages in
area, encroachments, and any facts a correct survey and inspection of the'
premises would disclose and which are not shown in the public records.
