4. Animals and Pets: Naed to be kept in a clean environment, and not be a nuisance to
neighbors. Maximum one horse per acre, one cow-calf pair per acre. One goat or one pig
per lot. 2 outside dogs which must be confined to owners property.
5. Garbage and Trash: All trash is to be kept in containers, and rubbish removed
6. Landscaping: Need to be neat and attractive, and noxious weeds controlled.
7. Fencing: All fencing along roadways needs to be white vinyl 3 rail and post
configuration. To be initially installed by developer, and maintained 'thereafter by current
owner.
8. Water and Sewer: All lot owners are responsible for their own well and sewer systems.
9. Street Maintena%e: Lot ownerS will share in road maintenance and improvements after
completion of Lincoln County Class B road by developer.
10. Easements: Lot'owners must honor easements that exist, including irrigation, pipelines,
roadways, and power lines.
11. Water rights: All 5 existing lot owners will be provided with at least one irrigation riser,
lot owners will be responsible to irrigate according to the Porto hTigation District
approved policies.
