THIS DEED, made this .~ clay of June, 2004, between Caroline Nicholls, ("Grautor"), and The
City ofKemmerer, a mumcipality trader ~l~e laws of the State of Wyoming ("Grantee"), whose legal address is
220 Wyoming Highway 233, Kemmerer, Wyoming 83101:
WITNESSETH, that the G~antor, tbr and in consideration often Dollars ($10.00) and other good and
valuable consideration, the receipt v nd sufficiency of which is hereby acknowledged, has ~n-anted, bargaiued,
sold and conveyed, and by these presents does ~'ant, bargain, sell, couvey and confirm unto the Grantee, and
its assigns fbrever, all the real property, together with improvements, if any, situate, lying aud being in the
CounW of Lincoln, State of Wyoming, described as follows:

TOGETHER with all and singular the hereditaments and appurtenances lhereto belonging, or in
an~ise appertaining and the reversion and reversions, remainder and remainders, rents, issues, and profits
thereof; and all the estate, right, rife, interest, claim, and demand whatsoever of Grantor, either in law and
equity, of, in, and to the above-bargained premises.
TO HAVE AND TO HOLD the said premises above bargained and described with the appurtenances,
unto the Grantee, and its assi~s/brevet. The Grantor, for herself, and her successors, does covenant and agree
that she shall and will WAR~NT AND FOREVER DEFEND the above-bargained premises in the quiet and
peaceable possession of the Grantee and its assi~s, against all and every person or persons claiming lhe whole
or anypart thereof, by, through or un'tier the Grantor, subject to the matters set forth on Exhibit B attached hereto
and incorporated herein by this reference. The singular number shall include the plural, the phu'al the singular,
and the use of any gender shall be applicable to all genders.
