consideration, in hand paid, receipt of which is hereby acknowledged, CONVEY AND
WARRANT to DALE S. CLARK Grantee, of County of l'.Sncoln, State of Wyoming, an
easement for the benefit of the Grantee on the following described real estate situate in County of
Lincoln and State of Wyoming, for the following purposes and under the following conditions:
1. : Pm'pose ol'Easement. This easement shall be. for ingress, egress, and utilities.
2. Descri.ption of easement. The easement shall occupy the Norlh 60 feet of the
following described property:
That part of the SW1/4SW1/4 of Section l 1, T35N R119W, Lincoln County, Wyoming, being
part of that tract of record in the Office of the Clerk of Lincoln County in Book 194 Photostatic
Records on page 235, described as follows:
BEGINNING at the southeast corner of said SWI/4SW 1/4;
thence S89°-52'-49"W, 1067.53 feet, along the south line of said SWI/4SW1/4, to the southeast
point of that tract of record in said Office in Book 122 of Photostatic Records on page 578;
thence N00°-00'-57"W, 417.40 feet, along the east line t)I said tract in Book 122, to the northeast
point thereof;
thence S89°-52'-49"W, 208.70 feet, along the north line of said tract in Book 122, parallel with
the sonth line of said SW1/4SW1/4, to a point on the easterly right-of-way line of U.S.
Highway 89;
thence N00°-I l '-I i"E, 574.50 feet, along said easterly right-of-way line, to a point on the south
line of that tract of record in said Office. in Book 377 of Photostatic Records on page 564;
thence S89°-39'-32"E, 490.52 feet, along said south line, to the southeast pipe of said tract iii
Book 377;
thence continuing, S89°-39'-32"E, 783.35 feet, to a point on the east line of said SWI/4SW1.4,
thence S00°-02'-12"E, 981.65 feet, along Said east line, to the CORNER OF EG1NNING;
ENCOMPASSING an area of 26.89 acres, more or less;
the BASE BEARING for this survey is the west line of the SW1/4 of Section Il, T35N 'RII9W,
being N00°-07'-54"W;
RESERVING unto the grantor a perpetual right of ingress, egress and utilities over, under and
across the north sixty (60) feet of the above described tract appurtenant to hinds of the grantor
within the SW1/4 and the SW1/4SEI/4 of said Section 11;
SUBJECT to easements of record;
each "corner" found as described in the Corner Record filed or to be filed in the Office of the
Clerk of Lincoln County;
each "point"marked by a 5/8" x 24" steel reinforcing rod wilh a 2" aluminum cap inscribed,
"SURVEYOR SCItERBEL LTD AFPON WY PLS 5368", with appropriate details;

each "pipe" mm'ked by a l" iron pipe with a plastic cap inscribed "PE/LS 698";
all in accordance with the plat prepared to be filed in the Office of the Clerk of Lincoln County
titled, "PLAT OF TRACTS AND EASEMENTS FOR DALE CLARK WITHIN THE
SW1/4SW1/4 SECTION 11 T35N RII9W LINCOLN COUNTY, WYOMING", dated 18
February 2004, as revised.
3. Binding Effect. The terms and conditions of lhis easement slmll be binding upon
and inure to the benefit of the heirs, successors and assigns of the parties named in this
instrument.
