KNOW ALL PERSONS BY THESE PRESENTS that PORTER INGRAM, LLC, a Wyoming
Limited Liability Company, of P.O. Bo>~ 4429, Jackson, Wyoming, 83001, hereinafter referred to
as "GRANTOR", for and in consideration of TEN DOLLARS ($I0.00) and other good and
valuable consideration, receipt of which is hereby acknOwledged, CONVEYS AND
QUITCLAIMS to PI ALPINE, LLC, A 'Wyoming Limited Liability Company, of PO Box 4429,
Jackson, Wyoming, 83001, hereinafter referred to as "GRANTEE", all of GRANTOR'S interests
irt the following described real estate situate in the County of Lincoln, State of Wyoming, to wit:
Lots 49 and 50 of the Leon Livingston Subdivision, as shown by the official plat
of said subdivision filed in the office of the Clerk of Lincoln County, Wyoming,
and being situate in Section 19, Township 37 North, Range 118 West of the 6th
P.M.
Together with and including all improvements thereon and all appurtenances and
hereditaments thereunto belonging. Subject to all covenants, conditions,
restrictions, easements, reservations, and rights-of-way of sight and/or record.
Excepting thererom any right to water from the well located on the southeast
corner of Lot 50, said water right hereinafter being sole for the benefit of the
adjacent Lots 51 and 52 of said .subdivision.
Hereby reserving an access easement from Lot 51 to the well, and a well
easement, to the benefit of Lots 51 and 52, for the purposes of ingress and egress,
and for underground water pipes, allowing the owner of LOts 51 and 52, and their
successors and assigns, and agents or employees, to maintain, operate, and use
said well on Lot 50, and to have such access as is necessary for such purposes;
provided, however, that should said well become dry,. then there shall be no right
to place a replacement well within such well easement, and these accesses and
well easements shall terminate.
FURTHERMORE, GRANTOR hereby waives and releases any and all rights that GRANTOR
may have in the aforementioned real property by virtue of, or arising under, the homestead laws
of the State of Wyoming.
