SHERIFF'S DEED
WHEREAS, Robert R. Rimini, Jr.,
a married man as his sole &
seperate property, as mortgagor(s), mortgaged to Mortgage Electronic
Registration Systems, Inc., as mortgagee, the hereinafter described real property
by that certain mortgage dated February 15, 2002 (the "Mortqaqe"), and duly
recorded in the records of the office of the County Clerk and ex-officio Register
of Deeds in and for Lincoln County, State of Wyoming, on February 25, 2002,
in/as Book 484 PR at Page 057.
WHEREAS, the Mortgage being in default, the under, signed Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Mortgage Electronic Registration Systems, Inc., acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on January 23, 2004, at 10:00 o'clock in
the forenoon, at public vendue, at the front door of the Lincoln County
Courthouse, in the City of Kemmerer, Lincoln County, State of Wyoming; and
WHEREAS Mortgage Electronic Registration Systems, Inc.
("Successful Bidder") made the highest and best bid for the hereinafter described
real property in the sum of $145,570.75, and the said real property was then and
there sold to the Successful Bidder on January 23, 2004 ("Sale Date"); and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on January 23, 2004, in/as Book 546 PR at Page 657;
WHEREAS, said Certificate Of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certa n
Assignment of Certificate of Sale dated February 25, 2004 and recorded in the
records of the County Clerk and ex-off)cio Register of Depds in and for Lincoln
County, State of Wyomin.q, on the ) ((2 day of ,_.,~ ( ~/_~ ,2004,
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Federal National Mortgage
Association 13455 Noel Road, 2 Galleria Tower #600, Dallas, TX 75240, its
successors and assigns, all right, title, and interest to the following described rea
property situate in Lincoln County, State of Wyoming, to-wit:
Lot 22 of Nordic Ranches Division No. 3, Lincoln
County, Wyoming, according to that plat filed April 6,
1993 as Plat No. 311-1]
with an address of
305 Saddle Drive, Etna, WY 83118
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all mprovements thereon erected and all fixtures and appurtenances thereunto
belonging, to Federal National Mortgage Association, its successors and assigns
forever.
