.and Wife, grantors of the
County of Lincoln, and State of Wyoming, for and in consideration of TEN DOLLARS
($10.00) and other valuable consideration, in hand paid, receipt of which is hereby
acknowledged, CONVEYS AND WARRANTS to the H & B LAND CO., LLC., dated
February 26, 2003, RONALD H. TEICHERT, Registered Agent, of County of Lincoln,
State of Wyoming, the following described real estate situated in County of Lincoln and
State of Wyoming, hereby releasing and waiving all rights under and by virtue of the
homestead exemption laws of the State, to-wit:
Tract 47, Township 24 North, Range 119 West of the Sixth
Principal Meridian, Lincoln County, Wyoming, together with
all improvements thereon, and three-fourths (%) of all water
rights,
Excepting therefrom, however, that portion of said Tract 47,
described as followS:
Beginning at a point which is north 30°56` East, 288.4 feet
from Highway 30 North right-of-way marker P.C. 743+4879
on the South boundary line of said Tract 47; thence North
88° 54' West, 3,331 feet along the Southerly boundary line
of said Tract 47 to the Easterly right-of-way line of the
Union Pacific Railroad; thence North 3° 30' EaSt along
said right-of-way line 2,454 feet; thence north 93° 18'
East, 3,602 feet to the Westerly right-of-way line of
Highway 30 North; thence South 1° 05' West, 1,624.78
feet along said right-of-way line; thence Southwesterly
along the highway right-of-way to the point of beginning.
And also excepting therefrom, a parcel of land situate'within
the boundaries of Resurvey Tract Numbered 47 of Township
24 North, Range 119 West of the 6Ih P.M., and being that
portion of Said Tract 47 situate easterly of the right-of-way
for United States Highway Number 30-North: containing 3
acres, more or less as varies the survey thereof.
Together with all water rights, mineral rights, improvements and
appurtenances thereon situate or in anywise appertaining thereunto.
Subject, however, to all reservations, restrictions, exceptions, easements
and rights-of-way'of record orin use.
Hereby releasing and waiving all rights under and by virtue of the homestead
exemption laws of the State Of Wyoming.
