described on Exhibit A prepared by Marlowe A. Scherbel labeled "Description for
Lawrence H. Welch and Lisa A. Welch, Welch Remainddr Tract-Revised" dated 27
April 2004; 23 June 2004 Revised.
SUBJECT, however, to all reservations, restrictions, protective covenants, exceptions,
easements and rights-of-way of record, in sight, or in use.

part of those tracts of record in the Office of the Clerk of Lincoln County in Book 171 of
Photostatic Records on page 503 and in Book 381 of Photostatic Records on page 82,
described as follows:
BEGINNING at the southwest corner of the NESqNW~¼ of said Section 30;
thence N00°- 19'-33"W, 711.63 feet, along the west line of said E½NW¼, to the southwest
point of that tract of record in said Office in Book 499 of Photostatic Records on page
467;
thence N89°-36'-1 I"E, 488.70 feet, along the south line of said tract in Book 499, to a
point;
thenceS00°-20'-04''E, 709.67 feet, to a point on an ex~sting fence line;
thence S88°-52'-53"W, 488.86 feet, along said fence line, to a point on said west linc;
thence N00°-19'-33"W, 4.21 feet, along said west line, to the COILNER OF
BEGINNING;
ENCOMPASSiNG an area of 8.00 acres, more or less;
the BASE BEARiNG for this survey is the north line of the NW¼ of Section 30, T31N
Rll 8W, being N89°-39'-00"E;
SUBJECT to a right of utilities over, under and across the north twenty (20) feet of the
above described tract;
TOGETHER with a right of ingress and egress and utilities over, under and across a sixty
(60) foot strip of land with the south line described as follows:
BEGINNiNG at a point on the westerly right-of-way line of U.S. Highway 89, N86°-
11 '- 17"E, 186.48 feet from the southeast corner oi' the NE¼NW¼ of said Section 30;
thence S88°-52'-53"W, 1020.08 feet, along an existing fence line, to the southeast
point of the above described tract;
the northerly and southerly right-of-way lines of the above described easement to be
shortened or lengthened as necessary to create a ct)minuous easement with a minimum
width of sixty (60) feet to meet salad westerly right-of-way line and the easterly boundary
line of the above described tract;
