On this 1st day of September 2004, the "Kra,l.~i~,~[..~R~FF~k~ated August
26, 1996" create a privag~~asement for ~t~cess from U.S. Highway 89
for the benefit of all property owners, their h~i'rs,' s<~Llj~s~rs and assigns
located in the N~ of Section 15, Township 36.~:~!R:~~9 West, Lincoln
County, Wyoming; said easement is for the singular p~P~dse~'bT being the
south access to all Krautter Family Trust ]ands located WEST of U.S.
Highway 89.
The undersigned parties, ail trustees of the Krautter Family Trust, agree
with each other and herein state that the private road easement being
granted rnns from the intersection of Fox Trail and Longview Road of the
recorded Longview Ranch Subdivision and that said easement is 169q.90 feet
in length, 60 feet in width, 30 feet each side of the road centerline, and
encloses an area of 2.33 acres, more or ]ess.
BEGINNING at the West Quarter Corner of'Sect5on 15, Township 36 North,
Range 119 West where is located a BLM type brass survey cap, set in the
year 2000 by Marlow Scherbel PLS 5368, inscribed as being the common
quarter corner of Sections 15 and 16 of Township 36 North, Range 119 West,
Lincoln County, Wyoming; THENCE S. 89~ 58' 30" E., along the south boundary
of the ~g~ of Section 15, a distance of 750.00 feet to an aluminum survey
cap marked "PE & LS 3514", said survey cap also being the southeast
property corner of Lot 1 of the Longview Ranch Subdivision of record in
the Office of the Lincoln County Clerk in Kemmerer, Wyoming; THENCE
N.OO°32'OO"W., along the east boundary of the 32.71 acre Longview Ranch
Subdivision, a distance of ~0 feet to a buried aluminum survey cap inscribed
PE & LS ~514 at the intersection of Fox Trail and Longview Road; said buried
survey cap being the POINT OF BEGINNING of the following centerline survey
along South Longview Road, the following courses and distances:
S.89~58'30'' E. - 250.00 feet;
N.61°21'40'' E. - 630.q4 feet;
N.50°38'35'' E. - 191.20 feet;
N.76~qq'20" E. - 57.50 feet;
N.67*19'25"E. - 82.75 feet;
N-56°59'30"E. - 57.05 feet;
N-62°12'OO"E. - 69.8~ feet;
S-89023'05"E. - 56.50 feet;
S.82016'52'' E. - 299.62 feet to a point of ~ntersection with U.S.
Highway ~9, where is found a buried survey point inscribed PE & LS
3514 on the west right-of-way boundary line of Route 89.
