Assessments are due to the Association on an annual basis~ According to the Declaration of Covenants, Conditions and Restrictions of the Star Valley Ranch Subdivision and the Association ("the Declaration"), recording of a Notice of Assessment for non-payment of assessments results in a lien on the properly of the lot owner in favor of the Association. The Association may foreclose such lien by adve~isement and sale under the Declaration. The Association previously recorded a general Notice of Assessment dated July 22, 1986, and recorded September 25, 1986, in Book 243 P.R., Page 252 in the public records of Lincoln County, Wyoming, on the following described prope~y: Star Valley Ranch Subdivision, which includes Plats 1, 2, 3, 4, Prater Canyon Estates ~4, 5-18, 21 and 22. Pursuant to the Declaration,' ~e previously recorded Notice of Assessment and this Notice of Assessment and Lien, the Asseciation has a Lien on the properly of the lot owners in the amounts as set fo~h in the table'~elow. The lot owners identified below have defaulted in the performance of the conditions and terms of the Declaration by failing to pay the assessments when due, and thus, the power of sale has become operative, and the Association has declared the entire balance owing for assessments and additional charges to be immediately due and payable and elects to exercise the power to foreclose the Lien by advertisement and sale as provided in the Declaration. No suit or proceeding has been instituted at law to recover the debts secured by the Lien or any part thereof.
