part of that tract of record iii the Office of the Clerk of Lincoln County in Book 104 of
Photostatic Records on page 306, described as follows:
BEGINNING at the southeast comer of said S½NW¼;
thence N89°-56'-41"W, 330.78 feet, along the south line of said S½NW¼, to a spike;
thence N00°-17'-03"E, 263.38 feet, along a line parallel with the east line of said
S½NW¼, to a spike;
thence S89°-56'-41"E, 330.78 feet, along a line parallel with said south line, to a point on
the east line of said S½NWV4;
thence S00°-17'-03"W, 263.38 feet, along said east line, to the CORNER OF
BEGINNING;
ENCOMPASSING an area of 2.00 acres, more or less;
the BASE BEARING for this survey is the west line of the NW¼ of Section 19, T34N
R118W, being N00°-00'-00"E;
SUBJECT to an easement for Thayne-Bedford County Road No. 12-122;
TOGETHER with a right of ingress and egress and utilities over, under and across a strip
of land, thirty (30) feet wide, with the east line described as follows:
BEGINNING at the southwest spike of the above described tract, N89°-56'-41"W,
330.78 feet from the southeast comer of said S½NW¼;
thence N00°- 17 '-03"E, 263.38 feet to the northwest spike of said tract;
the westerly right-of-way line of the above described easement to be shortened or
lengthened as necessary to create a continuous easement with a minimum width of thirty
(30) feet from the south line of said S½NW¼ to a westerly extension of the north line of
the above described tract;
RESERVING unto the Grantors, their heirs, successors and assigns a perpetual right of
ingress, egress and' utilities over, under~ and across the west thirty (30) feet of the above
described tract appurtenant to land within the NW¼ of said Section 19;
each "comer" found as described in the Comer Record filed or to be filed in the Office of
the Clerk of Lincoln County; ~,
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap
inscribed, "SURVEYOR SCHERBEL LTD AFTON WY PLS 5368", with appropriate
details;
each "spike" marked by a 3/8" x 12" steel spike referenced by a 5/8" x 24" steel
reinforcing rod with 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFTON
WY PLS 5368", with appropriate details;
all in accordance with the plat prepared to be filed in the Office of the Clerk of Lincoln
