for and in consideration of Ten Dollars ($10.00) and other valuable consideration, in hand
paid, receipt of which is acknowledged, grant and convey to Ellen H. Fleiner, Trustee of
the Ellen H. Heiner Revocable Trust, dated November 3, 1994, of P.O. Box 234, Afton, WY
83110,
grantee,
the following described perpetual right-of-way easement for the following purposes:
1. Purpose of Easement. This easement is for the purpose of providing a
perpetual, nonexclusive 60-foot wide right-of-way easement for ingress and egress and all
underground utilities to the property described in paragraph 3 from the Bedford-Turnerville
Lincoln County Road No. 12-123, including the right to construct and maintain a roadway
to provide that ingress and egress and for all underground utilities.
2. Conditions of this Easement. The conditions of this easement are:
a. The easement may not be fenced by Grantee without the prior written
consent of the Grantors.
b. Neither Grantors nor Grantee have any duty to construct, operate, or
maintain any roadway or underground utilities constructed in the described
easement. Grantee is responsible for the cost of construction of any road or utilities
and the cost of the subsequent operation and maintenance of such improvements
which Grantee, in her sole discretion, determines to make for the benefit of
Grantee's lands described in paragraph 3 below. Grantors are responsible for the
Cost of construction of any road or utilities and the cost of the subsequent operation
and maintenance of such improvements which Grantors, in their sole discretion,
determine to make for the benefit of Grantors' lands. However, if Grantors and
Grantee agree to construct a road or utilities in the easement for the mutual benefit
Of Grantors' lands and Grantee's lands, then Grantors and Grantees shall each be
responsible for their reasonable share of the cost of such construction and the
subsequent expenses of operation and maintenance.
3. Property Benefitted by Easement. This easement is for the benefit of the
following described real property of the Grantee located in Lincoln County, Wyoming, more
fully described as follows:
The property of Ellen H. Heiner Revocable Trust as more fully set forth, and

described on Exhibit A, a copy of which is attached hereto marked Exhibit A, and by this
reference, made a part hereof.
4. Description of Easement. The easement is described as follows'
A portion of the property as referred to in the Deed recorded in Book 406PR, on
Page 424, with the Office of the Clerk of Lincoln County, Wyoming, within Lot 1
(NE1/4NE1/4) of Section 5, T33N, R118W of the 6 '~, P.M. Lincoln County,
Wyoming, being more particularly described as follows:
BEING the North 60 feet of the East 663.47 feet of said Lot 1.
5. Binding EffectThe terms and conditions of this easement shall be binding
upon and inure to the benefit of the heirs, successors in interest and assigns of the parties
named in thiS instrument.
6. Waiver of Homestead Rights. The Grantors hereby waive and release all
rights to the described easement under and by virtue of the homestead exemption laws
of the State of Wyoming to the extent that such rights may interfere with the purposes of
this easement.

sworn and put upon their oath, did say that they are the trustees of the Bruce E. Robinson
and Joyce f. Robinson Family Revocable Trust dated October 30, 1997 described in and
which executed the foregoing instrument; that said instrument was signed and sealed on
behalf of said trust; that said trustees had the authority under the terms of the written trust
instrument to execute the instrument on behalf of the trust; and said trustees
acknowledged said instrument to be the free act and deed of said trust

The new East line of property runs approximately 30 feet from the centerline
