Larry Hardwick and Karen C. Hardwick, husband and wi:l~'e, a~ tenants by the entireties, ("Grantor") for a good and valuable consideration, the receipt of which s hereby acknowledged, do hereby grant, convey and warrant unto Lower Valley Energy, a Cooperative Corporation, oration and Jackson, Wyoming and to its successors and assigns, ("Grantees"), a perpetual easement and fight of way for the construction and continued maintenance, repair, alteration and replacement of the elecQ'ic disa-ibution ch'cults, lines and equipment of the Grantee to be constructed and maintained under, upon and across the premises o: Grantor in Lincoln COunt},, State of Wyoming, along a line described as follows, to wit: BEING a part of Star Valley Ranch, Plat 15, Lot 25, Section 19, T35N, RllBW, in Linedn County, Wyoming more accurately described as follows: BEGINNING at the SW corner of said Lot 25; Thence N 73° E, 40 feet to a point; Thence N 38° E, 20 feet to a point; Thence N 60° E, 103 feet '/o a Point; Thence N 83° E, 30 feet to a transformer location. Easement to include 10 feet on each side of described line. Together with all necessary and reasonable fights of ingress and egress and to excavate and refill ditches and trenches for the location and repair of said facilities and to cut, trim, spray herbicides, cr remove trees, shrubbery, undergrowth or other obstructions interfering with the repair and maintenance of the facilities. The Grantor acknowledges that Electric and Magnetic Fields (EMF) are naOara!ly occurring :in t~c ~-aasmission ox distribution of electricity, and that the Grantee laas here notified Grantor that I:!IViF testing and information is available upon request from the Grantee This Easement by Grantor :is intended to include so much space as is necessary or appropriate presence of EMF and reasonable operation of the Grantee's transmission or distribution lines. The undersigned agrees that all wires and other facilities, installed on thc above described lands at Grantee's expense shall remain the property of thc Grantee, removable at the option of the Grantee We hereby release and waive all rights under and by virtue of the Homestead Exemption Laws of the said State.
