HomeMy WebLinkAbout904291 SHERIFF rD'EEI)', 0LERK 9 0 4. 2 9 1 ," ll tO: WHEREAS, Joe Sato and Lorraine Sato, ti'usband and w~f~,!~ants by the enhret~es, were the owner of record of certain property In Lincoln ( ()truly, Wyom]hg, said property being more particularly described as Lot 75 in Prater Canyon l!statcs, Unit 4, pursuant to the Warranty ' Deed that was recorded in the land records of Lincoln ('{runty, Wyoming in Book 356 PR at Page 439 on August 26, 1994; and WHEREAS, pursuant to that Warranty Deed, said property was subject to assessments of the Star Valley Ranch Association, a Wyoming Nonlm~lit Corporation, and also, to the right of the Star Valley Ranch Association to foreclosure and s',~lc lbr failure to pay such assessments; and WHEREAS, pursuant to the Notice of Assessmcm and Lien that was recorded in the land records of Lincoln County, Wyoming in Book 542P1{ at Page 287 on November 24, 2003, the Star Valley Ranch Association advised Joe Sato anti I ~m'aine Sato that it had imposed a lien on their property for failure to pay assessments, and that I would exercise its power to foreclose on their property for collection of the unpaid assessments: and WHEREAS, at 10:00 a.m. on the 26th of April. 2004, the Sheriff of Lincoln County, Wyoming held a foreclosure sale at the Lincoln County ('(mrthouse, in Kemmerer, Wyoming on the said property, said foreclosure sale being conducted lmrsuant to Wyoming Statutes §§ 34-4- 101 et seq., Foreclosure by Advertisement and Sale; and WHEREAS, Paul C. Jenkins and Sheila H. Jenkins, husband and wife, were the successful bidders on the said property at the foreclosure stile, as shown on the Certificate of Purchase that was recorded in the land records of Lincoln County, Wyoming in Book 563PR at Pages 376 and 377 on April 26, 2004; and WHEREAS, Paul C. Jenkins and Sheila H. Jcnl<ins have assigned their Certificate of Purchase to Clayton Homes, Inc., a Wyoming Corporation: and WHEREAS, pursuant to Wyoming Statutes § l - 18-108, Cl__!_9_~on Home~.,.lnc. is therefore entitled to all of the benefits of said Certificate of Purchtt.~c as would Paul C. Jenkins and Sheila H. Jenkins if such assignment has not been made; and WHEREAS, no one has appeared to redeem the staid property under the laws of the State of Wyoming, and the time for doing so has now expired. NOW, THEREFORE, KNOW ALL PERSONS BY THIS DEED, that I, LEE S. GARDNER, SHERIFF OF LINCOLN COUNTY, WYOMING, in consideration of the premises, have granted and sold and do hereby convey to CLAYTON HOMES, INC., a Wyoming Corporation, 1243 Vista Drive, Thayne, Wyoming 83127, and its successors and assigns, the following described tract of land, to have and to hold the described premises with all appurtenances to the said CLAYTON successors and assigns forever: HOMES, IN(;.. a Wyoming Corporation, and its Lot 75 in Prater Canyon Estates, Unit 4.
