Krautter, Co-Trustee, Jean M. Krautter, Co-Trustee and Gall Susan Asbury, Co-Trustee of the "Krautter Family Trust dated August 26, 1996," GRANT and CONVEY the following described private road easement for the use and benefit of all property owners located in the Northwest Quarter of Section 15, T36N, RllgW, l.Jncoln County, Wyoming; this instrument, by this reference, is hereby made a part of the Krautter Family Trust dated August 26, 1996. The private road easement herein being granted is for the purpose of access from U.S. Highway 89 to any Longview Ranch ].and or any Longview Ranch Resort land that is located West of U.S. Highway 89; said easement is 169~.90 feet in length, 60 feet in width (30 feet each side of the Longview Road centerline) and encloses an area of 2.33 acres for the befiefJt of the above described land owners, their heirs, successors and assJ. gns. Beginning at the West Quarter Corner of Sectj. on 15, T36N, Rll9W where is located a BLM type brass survey cap, set-in the year 2000 by Marlow Scherbel PLS 5368, inscribed as being the common Quarter Corner' of Sections 15 and 16 of T36N, RllgW, Lincoln County, Wyoming; THENCE S. 89' 58' 30" E., along the south boundary of the NW~ of Section 15, a distance of 750.00 feet to an aluminum survey cap marked "PE & LS 351q", said survey cap also being the southeast property corner of Lot 1 of the Longview Ranch Subdivision of record in the Office of the Lincoln County Clerk in Kemmerer, Wyoming; THENCE N.OO"~2'OO"VW., along the east boundary of the ~2.71 acre Longview Ranch SubdivisiOn, a distance of ~0 feet to a buried }/q" X 16" cadmium plated bolt at the intersection of Fox Trail and Longview Road; said buried 3/q" X 16" cadmium plated bolt being the POINT OF BEGINNING of the following centerline survey along South Longview Road, the following courses and distances: S.89'58'30" E. - 250.00 feet; N.61'21'qO" E. - 630.~4 feet; N.50~38'35'' E. - 191.20 feet; N.76°qq'20'' E. - 57-50 feet; N.67°19'25'' E. - 82.75 feet; N.56059'30'' E. - 57.05 feet; N.62°12'OO'' E. - 69.8~ feet; S.89°23'05'' E. - 56.50 feet; S.82°16'52'' E. - 299.62 feet to a point of intersection with U.S. Highway 89, where is found a buried survey point inscribed PE & LS 351q on the west right-of-way boundary line of Route 89.
