SHERIFF'S DEED
WHEREAS, Douglas Rieck, an unmarried man, as mortgagor(s),
mortgaged to New Century Mortgage Corporation, as mortgagee, the hereinafter
described real property by that certain mortgage dated February 10, 2003 (the
"Mortqaqe"), and duly recorded in the records of the office of the County Clerk
and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on
February 14, 2003, in/as Book 512PR at Page 784.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: FV-1, Inc.
Assignment dated' February 20, 2003
Assignment recorded: June 14, 2004
Assignment recording information: Book 558PR at Page 762
All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of FV-1, Inc., acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on August 3, 2004, at 10:00 o'clock in the forenoon, at public vendue, at
the front door of the Lincoln County Courthouse, in the City of Kemmerer,
Lincoln County, State of Wyoming; and
WHEREAS, FV-1, Inc. ("Successful Bidder") made the highest and
best bid for the hereinafter described real property in the sum of $166,898.28,
and the said real property was then and there sold to the Successful Bidder on
August 3, 2004 ("Sale Date"); and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful .Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex-officio Register of Deeds
in and for Lincoln County, State of Wyoming, on August 3, 2004, in/as Book 563
PR at Page 840;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said FV-I, Inc., 1270 Northland
Drive, Suite 200, Mendota Heights, MN, its successors and assigns, all right,
title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to-wit:
Part of Lot 2 of Block 4 of the Alton Townsite, Lincoln
County, Wyoming, more particularly described as
follows:
BEGINNING at a point 110 feet Southerly from the
Northwest corner of said Lot 2 and running thence
Southerly, alon9 the West line of said Lot 2, 121 feet;
thence Easterly, parallel to the North line of said Lot
2, 200 feet; thence Northerly, parallel to the West line
of said Lot 2, 121 feet; thence Westerly, parallel to
the North line of said Lot 2, 200 feet to the POINT OF
BEGINNING

Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to FV-1, Inc., its successors and assigns forever.
