WHEREAS, Mark E. Skapple, a married person, as mortgagor(s),
mortgaged to Ameriquest Mortgage Company, as mortgagee, the hereinafter
described real property by that certain mortgage dated May 2, 2003 (the
"Mort.qaqe"), and duly recorded in the records of the office of the County Clerk
and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on
May 13, 2003, in/as Book 520 PR at Page 511.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Deutsche Bank National Trust Company, as Trustee
Assignment dated: May 12, 2003
Assignment recorded: June 14, 2004
Assignment recording information: Book 558 PR at Page 760
All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Deutsche Bank National Trust Company, as Trustee, acting under a
power of sale contained in the Mortgage, proceeded to advertise for sale and did
sell the hereinafter described real property on August 3, 2004, at 10:00 o'clock in
the forenoon, at public vendue, at the front door of the Lincoln County
Courthouse, in the City of Kemmerer, Lincoln County, State of Wyoming; and
WHEREAS, Deutsche Bank National Trust Company, as Trustee
("Successful Bidder") made the highest and best bid for the hereinafter described
real property in the sum of $158 525.00, and the said real property was then and
there sold to the Successful Bidder on August 3, 2004 ("Sale Date"); and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on August 3, 2004, in/as Book 563 PR at Page 847;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Deutsche Bank National Trust
Company, as Trustee, 4828 Loop Central Drive, Houston, TX 77081, its
successors and assigns, all right, title, and interest to the following described real
property situate in Lincoln County, State of Wyoming, to-wit:
Lot 21 of Star Valley Ranch Plat 5, Lincoln County,
Wyoming as described on the official plat thereof
with an address of
191 Barberry Way, Thayne, VVY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Deutsche Bank National Trust Company, as Trustee, its
successors and assigns forever.
