SHERIFF'S DEED

WHEREAS Martin Allan Carlson and Brenda Giles Carlson,
5 husband and wife, as mortgagor(s), mortgaged to Far West Bank, as mortgagee,
0 the hereinafter described real property by that certain mortgage dated
September 8, 2003 (the "Mortgage"), and duly recorded in the records of the
office of the County Clerk and ex-officio Register of Deeds in and for Lincoln
County, State of Wyoming, on September 12, 2003, in/as Book 534 PR at Page
501.
WHEREAS, the Mortgage being iii default, the undersigned Sheriff
in and for Lincoln County, State of WyominU, pursuant to the request and
direction of Far West Bank, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and slid sell the hereinafter described
real property on August 10, 2004, at 10:00 o'clock in the forenoon, at public
vendue, at the front door of the Lincoln County Courthouse, in the City of
Kemmerer, Lincoln County, State of Wyoming; <.wd
WHEREAS, Far West Bank ("Sucut ssful Bidder") made the highest
and best bid for the hereinafter described real I)i operty in the sum of $22,071.80,
and the said real property was then and there sold to the Successful Bidder on
August 10, 2004 ("Sale Date"); and a Certifirlite of Sale was issued by the
undersigned Sheriff in and for Lincoln COLIf',ly, State of Wyoming, to the
Successful Bidder, on the Sale Date, which C& tilicate of Sale was duly recorded
in the records of the office of the County Clerk ind ex-officio Register of Deeds
in and for Lincoln County, State of Wyoming, can August 12, 2004, in/as Book
564 PR at Page 0650;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALI_ MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRAIFFED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Far West Bank, P.O. Box
2408, St. George, UT 84771, its successors and assigns, all right, title, and
interest to the following described real property situate in Lincoln County, State
of Wyoming, to-wit:
Lot 60 of the Star Valley Ranch Plat 6, Lincoln
County, Wyoming as described on the official plat
thereof
with an address of
599 Vista East Drive, Thayne, WY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Far West Bank OR, its successors and assigns forever.
