Fidler, as Trustee of the Lois I. Fidler Trust dated December 28, 1988, Restated December 17, 1997, and Lois I. Fidler, a married woman, of Elkhart County, State of Indiana, do hereby grant, bargain, sell and convey to the Lois I. Fidler Trust dated December 28, 1998, Restated December 17, 1997, with Wells Fargo Bank, N.A:, and its successors, as Trustee of said Trust, whose mailing address is 111 East Wayne Street, Fort Wayne, Indiana 46802, for the sum of One Dollar ($1.00) and other good and valuable consideration, the receipt and sufficiency whereof is hereby aclmowledged, the following described real estate located in Lincoln County in the State of Wyoming, to-wit: The West Half of the Southeast Quarter of Section 13, Township 35 North, Range 119 West of the 6th P.M., Lincoln County, State of Wyoming. Subject to current taxes, easements, and restrictions of record. Subject to Permit #23423, Edmond S. Clark No. 2 Pipe Line, easement and right-of-way. Full power and authority is hereby granted to the Trustee, and all successor trustees, to protect, conserve, sell, lease, encumber or otherwise to manage and dispose of the real estate described herein. No party dealing with the Trustee (or any successor trustee) shall be obligated to see to the application of any purchase money, rent, borrowed money or be obliged to see that the terms of the trust have been complied with. Every deed, trust deed, mortgage, lease or other instrument executed by the Trustee in relation to the trust property shall be conclusive evidence in favor of every person relying on or claiming under any such conveyance, or other instrument, that: (a) at the time of delivery thereof the trust created hereby and by the trust agreement was in full force and effect; (b) such conveyance or other instrument was executed in accordance with the trusts, conditions and limitations contained herein and in the trust agreement and any amendment thereof and is binding on all beneficiaries; (c) the Trustee was duly authorized to execute and deliver every deed, trust deed, lease, mortgage or other instrument; and (d) if the conveyance is made to a successor or successors in trust, that such successor or successors in trust have been properly appointed and are fully vested with all the title, estate, rights, powers, authorities, duties and obligations of the trust. The undersigned hereby certifies that she is authorized and has full legal capacity to execute and deliver this Deed on behalf of the Lois I.
