04':9 SHERIFF'S DEED WHEREAS, Randy D. Sessions and Raquel Sessions, husband and wife, as mortgagors, mortgaged to First National Bank-West, as mortgagee, the hereinafter described real property by that certain mortgage dated March 11 ,. 2002, (the "Mortgage"), and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on March 13, 2002, in Book 485, at Page 223, (Instrument No. 879673), which Mortgage, and the Note secured thereby, were assigned for value by First National Bank-West, to Wyoming Community Development Authority by the endorsement of such Note and the execution and delivery of that certain assignment of mortgage dated March 11, 2002, and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on March 14, 2002, in Book 485, at Page 283, (Instrument No. 879689); and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Wyoming Community Development Authority, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on the 7~h day of September, 2004, at 10:00 o'clock in the forenoon, at public venue, at the fronfdoor of the Lincoln County Courthouse, 925 Sage Avenue, in the Town of Kemmerer, Lincoln County, State of Wyoming; and WHEREAS, Wyoming Community Development Authority made the highest and best bid for the hereinafter described real property in the sum of $132,185.00, and the said real property was then and there sold to Wyoming Community Development Authority on the 7th day of September, 2004; and a Certificate of Sa!~ was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to Wyoming Community Development Authority on the 7'h day of September, 2004, Which Certificate of Sale was duly recorded in the records of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on September 9, 2004, in Book 0566, at Page 0775, (Instrument No. 902723); and WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community Development Authority, 155 North Beech Street, Post Office Box 10100, Casper, Wyoming 82602, its successors and assigns, all right, title, and interest to the following described real property situate in Laramie County, State of Wyoming, to wit; BEGINNING at the Northeast comer of S1/2NE1/4NE1/4 of Section 24, T31N R119W of the 6 th P.M., Lincoln County, Wyoming; and running thence N 00°10'E, 259.0 feet to a point; thence West parallel to the north line of said S 1/2NE1/4NE1/4, 252.3 feet to a point; thence S 00© 10' W, parallel to the west line of said S1/2NE1/4NE1/4, 259.0 feet to said North line; thence East, along said north line 252.3 feet to the CORNER OF BEGINNING.
