Subject to all mineral leases, reservations, restrictions,
exceptions, easements and rights-of-way of record in sight
or use.
Excepting and~reserving unto Seller all minerals, mineral
rights, oil, gas, liquid hydrocarbons and all other valuable
ores, substances and deposits of every kind and description
whatsoever, in or under the surface of the above-described lands,
including the right to explore for, develop, produce, mine
and remove the same.
Also subject to the Protective and Restrictive Covenants
as recorded in the Office of the Lincoln County Clerk and
Ex-Officio Registrar of Deeds, which are covenants running
with the land and which are binding on the Buyers and their
grantees, assigns and successors in interest.
