SHERIFF'S DEED
WHEREAS, Thomas Reese, an unmarried man, as mortgagor(s),
mortgaged to Key Bank USA, National Association, as mortgagee, the
hereinafter described real property by that certain mortgage dated August 27,
2002 (the "Mortqaqe"), and duly recorded in the records of the office of the
County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on September 4, 2002, in/as Book 498 at Page 350.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Key Bank, USA, National Association, acting under a power of sale
contained in the Mortgage, proceeded to advertise for sale and did sell the
hereinafter described real property on September 28, 2004, at 10:00 o'clock in
the forenoon, at public vendue, at the front door of the Lincoln County
Courthouse, in the City of Kemmerer, Lincoln County, State of Wyoming; and
WHEREAS, Key Bank, USA, National Association ("Successful
Bidder") made the highest and best bid for the hereinafter described real
property in the sum of $161,000.00, and the said real property was then and
there sold to the Successful Bidder on September 28, 2004 ('!Sale Date"); and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, state of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on September 28, 2004, in/as Book 568PR at Page 0421;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Key Bank, USA, National
Association, 1270 Northland Drive, Suite 200, Mendota Heights, MN 55120, its
successors and assigns, all right, title, and interest to the following described real
property situate in Lincoln County, State of Wyoming, to-wit:
Lot Eighty-four (84) in Star Valley Ranch Plat Six (6)
as platted and recorded in the offical records of
Lincoln County, Wyoming
with an address of
107 Oak Drive, Thayne, WY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances theretO.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Key Bank, USA, National Association, its successors and asSigns
forever.
