wife; Cai D. Larson and McKenzie Larson, husband and wife, all of PO Box 11Afton, WY 83110,
grantors, for and in consideration of TEN AND NO/100 DOLLARS ($10.00.), and other valuable
considerations, in hand pa!d, receipt whereof is hereby acknowledged, CONVEY and WARRANT
to Box Y Ranch LLC, a Wyoming Close Limited Liability Company, Ted C. Frome, Presiding
Member/Manager, of PO Box 969, Alton, WY 83110, grantee, in the following described real
estate, situate in Lincoln County, and State of Wyoming, hereby releasing and waiving all rights
under and by virtue of the homestead exemption laws of the State, to-wit:
A parcel of land within H.E.S. No. 223 located in Sections 17 and 18 unsurveyed,
T34N Rl16W as follows:
Beginning at Corner No. 5 of said H.E.S. No. 223 and running thence N 17°47' W,
303.86 feet;
thence N 73°30' E, 1647.88 feet;
thence S 18°11' E, 303.92 feet;
thence S 73°30' W, 1650 feet to the point of beginning.
SUBJECT, however, to all reservations, restrictions, protective covenants,
exceptions, easements and rights-of-way of record, in sight, or in use.
