The parties desire to create a right of way easement for ingress, egress and underground utilities between the above-described adjoining lots owned by them for the benefit of the herein described properties owned by the Grantees. THEREFORE, the parties, for themselves, and their heirs, successors, and assigns, agree as follow: A. EASEMENT. A right of way easement for ingress, egress, and underground utilities in favor of the herein described property owned by the Grantees, is hereby created over the herein described property owned by the Grantors, being 60 feet of W1/2NE1/4 of Section 14, T35N, R119W, said fight of way easement being shown on Exhibit A, which is attached hereto and incorporated herein by reference. EASEMENT NOT TO BE OBSTRUCTED. Except for temporary obstructions required for the purposes of installing and maintaining underground utilities Within the right of way easement, the fight of way easement shall not be obstructed in any manner that would impede free ingress and egress along the entire length of the fight of way easement. IMPROVEMENTS. Any improvements made within the right of way easement shall be at the sole expense of the person making the improvements unless otherwise agreed to in writing. EASEMENT TO RUN WITH THE LAND.
