WHEREAS, Daniel T. Truchot, a married man, as mortgagor(s),
mortgaged to Major Mortgage, as mortgagee, the hereinafter described real
property by that certain mortgage dated June 21, 2002 (the "Mort.qage"), and
duly recorded in the records of the office of the County Clerk and ex-officio
Register of Deeds in and for Lincoln County, State of Wyoming, on June 24,
2002, in/as Book 492 PR at Page 755.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Wyoming Community Development Authority
Assignment dated: June 21, 2002
Assignment recorded: November 25, 2002
Assignment recording information: Book 505 PR at Page 505
All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wyoming Community Development Authority, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on October 5, 2004, at 10:00 o'clock in
the forenoon, at public vendue, at the front door of the Lincoln County
Courthouse, in the City of Kemmerer, Lincoln County, State of Wyoming; and
WHEREAS, Wyoming Community Development Authority
("Successful Bidder") made the highest and best bid for the hereinafter described
real property in the sum of $128,476.86, and the said real property was then and
there sold to the Successful Bidder on October 5, 2004 ("Sale Date"); and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on October 7, 2004, in/as Book 569 PR at Page 455;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Wyoming Community
Development Authority, 155 North Beech, Casper, WY 82601, its successors
and assigns, all right, title, and interest to the following described real property
situate in Lincoln County, State of Wyoming, to-wit:
Lot 1 of the Westview Village Subdivision, Lincoln
County, Wyoming as described on the official plat
thereof
with an address of
66 Pine Lane, Afton, Wyoming 83110
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
