HomeMy WebLinkAbout906765 WARRANTY DEED KNOWN ALL MEN THESE PRESENTS, That .-,, 0750 ORIGINAL SHERRY MERRITT, A Married Person Of the County of Lincoln, State of Wyoming, Grantor, in consideration of ten and 00/100's Dollars ($10.00) and other good and valuable consideration, hereby conveys, grants, remised, and released, conveyed, and forever warranted and forever transferred, and by these presents, do for my heirs, executors, successors and assigns, remise, release and warrant to Joel Merritt and Sherry Merritt, husband and wife, Grantee, whose address is Post Office Box 651, Thayne, Wyoming 83127, the following described real property, to-wit: A portion of the NE~A of Section 25, T34N R119W of the 6'h P.M., Lincoln County, Wyoming, more particularly described as follows: Beginning at the B.L.M. type Monument found marking the C ~ of said Section 25; thence N 0°44'46' E, along the West line of said NE ~, 1818.07 feet to an Iron Pipe set; thence S 84°24'44'' E, to and roughly along an existing East-West fence Line, 978.85 feet to an Iron Pipe found marking a corner of the Soest property; thence S 2030'50" E, roughly along an existing North-South fence line, 1729.91 feet to an Iron Pipe found marking the Southwest corner of said Soest property, at an existing fence corner; thence N. 89°41 '58" W, roughly along an West-East fence tine, 1073.76, to the POINT OF BEGINNING. Hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming. This conveyance shall include any and all appurtenances, tenements, hereditaments, reversions, remainders, easements, rights-of- way and water rights in anywise appertaining to the property herein described. The Grantor covenants to the Grantee that Grantor is the owner in fee simple of said premises; that the premises are free from all encumbrances, excepting those as may be herein set forth, and excepting those of record, and that Grantor will warrant and defend the same from all lawful claims.
