LEASE AGREEMENT
THIS LEASE AGREEMENT made and entered into to be effective as of the
15th day of March, 2005, by and between Wanda Jackson Hamilton and the Wanda
Jackson Hamilton Living )'mst, Dated October 30, 1997, of Etna, Wyoming, hereinafter
referred to as "LESSOR", and Gregory T. Seith, of Etna, .Wyoming, hereinafter referred
to as "LESSEE".
WITNESSETH:
That Lessor does by these presents lease and demise unto Lessee, and Lessee does
by these premises lease and accepts f~om Lessor, the following described premises,
hereinafter referred to as the leased premises:
See attached Exhibit "A" labeled "Description-Seith Lease, and attached Exhibit
"B", labeled GS-Seith Lease, (a plat map).
Also the right to access and share the use the well and septic system on the
Lessor's Property. Upon the following terms and conditions, to-wit:
1. LEASE TERM - This Lease is for the term of thirty (30) years, commencing on the
15th day of March, 2005, and ending on the 15th day of March, 2035, both dates
inclusive, or lease will terminate upon the death of Lessor, Wanda Jackson Hamilton or
Gregory T. Seith.
2. RENT-,This lease is made for and in consideration of, and Lessee agrees to pay to
Lessor, Two Hundred ($200.00) Dollars and NO/100 rent per month, payable at the start
of this lease, and on the 15th day of each month thereafter, mailed to P.O. Box 3191,
Alpine, WY 83128, or such other place as Lessor may designate.
3. SECURITY DEPOSIT- No security deposit is required under this lease.
4. RESTRICTION ON USE - Lessee may use and occupy the leased premises as a
residential lot, subject to the restriction that Lessee shall not commit waste thereon, or use
or knowingly permit any part of the leased premises to be used for any unlawful purpose
and not to interfere with the Lessor or her tenant or animals.

5. COVENANT OF QUIET ENJOYMENT- Lessee, upon payment of the rent herein
reserved and upon performance of all the covenants of this lease, shall at all times during
this lease term, peaceably and quietly enjoy the leased premise. The Lessor, by entering
into this lease, shall at all times during the lease continue to peaceably and quietly enjoy
her remaining property. In the event of encroachment, the Lessee agrees to fence said
leased premises at his cost and expense, in a timely manner.
6. SURRENDER UPON TERMINATION- At the expiration of the lease term,
Lessee shall surrender the leased premises in as good condition as it was at the beginning
of the term. Reasonable wear and tear is excepted.
7. UTILITIES - Lessee agrees to pay for all utilities that are necessary in connection
with the leased premises including fifty (50%) percent shared cost for all maintenance
and operation of the well and septic systems.
8. MAINTENANCE OF LEASED PREMISES - Lessee shall maintain the leased
premises at all times in a clean and orderly condition.
9. ASSIGNMENT AND SUBLETTING - No assignment or subletting is permitted
under this lease. Such act shall terminate said lease.
I0. BINDING EFFECT, The covenants, terms, conditions, provisions and
undertakings in this lease shall extend to and be binding upon heirs, executors,
administrators, successors and assigns of the respective parties hereto.
11. ATTORNEY FEES - Lessor and Lessee hereby agree that in the event either party
shall be required to obtain the services of legal counsel for the purpose of enforcing any
covenants of this lease, then in such event the successful party shall be entitled to recover
any and all costs incurred and a reasonable sum for attorney fees.
12. ENTIREAGREEMENT- This lease contains the entire agreement between the
parties and cannot be changed or terminated orally, but only by agreement in writing,
signed by the party against whom enforcement of any waiver, change, modification or
discharge is sought.
13. TAXES - Lessee agrees to pay twenty-five (25%) percent of the Lessor's annual
Lincoln County property tax for the duration of this lease.

Description - Seith Lease
A portion of the Star Valley Medical Foundation Property referred to in the Deed
recorc~ed in Book 5841PR on Page 251 with the Office of the Clerk of Lincoln
County, Wyoming for the property located in the NWl/4 of Section 3, T35N,
R119W, of the 6th P,M., Lincoln County, Wyoming, the metes and bounds being
more particularly described as follows:
BEGINNING at a Cotton Gin Spike marking the Northeast corner of the Johnson
property, as eeferred to in the Deed recorded in Book 535PR, on Page 360, with
said Office, said Point of Beginning being 1,638.75 feet N66'56'50"E from the
B,L.M. type monument marking the Scott A Scherbei PLS 3889, 1999 location for
the Southwest Comer of said NW 1/4;
thence N79'15~33"W, along the North line of said Johnson property, 221.24 feet;
thence N10°44'57"E, perpendicular to said North tine, 65.00 feet;
thence N86°59'51"E 215.95 feet to a Point in the Center Line of Roberts - Woltley
