The above-described property is conveyed together with all improvements thereon, and all water and water rights, ditches and ditch rights, reservoirs and reservoir rights, and the right to the use of al ditches and reservoirs used in connection with or appertaining to the above described lands, or any of them and together with all forest permits and grazing rights and privileges in connection therewith; subject, however, to all mining, mineral and other exceptions, reservations, covenants, conditions and rights of way of record.
