QUITCLAIM DEED
KNOW ALL PERSONS BY THESE PRESENTS, that REED S. CLARK and
PATRICIA H. CLARK, husband and wife, as tenants by the entireties, c/o P.O. Box 143,
Smoot, Wyoming 83126, GRANTORS, for and in consideration of TEN DOLLARS ($10.00)
and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, have
hereby remised, released, and forever quitclaimed unto REED S. CLARK, a single man, P.O.
Box 143, Smoot, Wyoming 83126, GRANTEE, and his heirs and assigns forever, all such right,
title, interest property, possession, claim and demand, as they may have or ought to have, in or to
the following described property situated in Smoot, Lincoln County, Wyoming, to wit:
That property described in the Special Warranty Deed that was recorded in the
land records of Lincoln County, Wyoming on June 9, 1997 in Book 398PR at Pages 62
and 63 as Instrument No. 838867, a copy of which is attached hereto and incorporated
herein by reference.
Together with all improvements thereon and appurtenances thereunto
appertaning.
Subject to reservations and restrictions contained in the United States Patent and
to easements and rights of way of record or in use.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.

LESS AND EXCEPT land conveyed to Tlxe State Highway Coimnission of
Wyoming in Warranty Deed recorded January 5, 1977 in Book 132PR on
page 544 of records of Lincoln County Clerk.
Together with and including all improvements thereon and all
appurtenances mid hereditaments thereunto belongllxg. Subject to all
covenants, conditions, restrictions, easements, reservations, and rights-of-
way of siglxt and/or record;
FURTHER SUBJECT TO the following restrictive covenant which is a
perpetual covenant running with the land and binding on Grantees and
t.heir, heirs, successors and assigns, namely that the above-described real
property shall be used only for single-family residential or agricultural
purposes mxd may not be divided or subdivided ~to more than two (2)
tracts, each of which tract must be at least ten (10) acres h'~ size.
Grantor shall and will specially warrant that the title to the aforesaid
property is free from defects or encumbrances created or suffered by Grantor and
will forever defend the property conveyed by the within deed, and every p~rt
thereof, against every person lawfully claiming the same, or any part thereof, by,
through, or under Grantor, and no other.
