WARRANTY DEED
For consideration of Ten and 00/100's ($10.00), and other good and valuable
consideration in hand, receipt whereof if hereby acknowledged convey and we,
Blake and Cindy Angell, husband and wife, of Lincoln, County, State of
Wyoming, hereby bargain, deed and convey and warrant to Tom and Chris
Angell, husband and wife of Fremont County of State of Idaho, the following
described land in Lincoln County, and state of Wyoming, hereby releasing
and waiving all rights under and by virtue of the homestead exemption laws of
the state, to wit:
That part of the NWI/4NW1/4 of Section 30, T31N R118W of the 6th P.M.,
Lincoln County, Wyoming, being part of that tract of record in the Office of the
Clerk of Lincoln County in Book 381 PR on page 82 and in Book 551 PR on
page 151 described as follows:
BEGINNGING at the southeast point of that tract, on the east line of said
NWI/4NWl/4, S 00°19' 33" E, 428.18 feet from the northeast corner thereof,
thence S 89039' 00" E, 395 feet, along said east line, to the southeast point of
said tract; thence continuing S 00°19' 33' E 164.5 feet to a point; thence S
89039, 00" W, 1323.78 feet, parallel with the north line of said NW1/4NWI/4, tol
a spike on the west line of said NWl/4NW1/4; thence N 00°26'36'' W, 164.5
feet, along said west line, continuing N 00°26'36` W, 395 feet, to the northwest
spike of said tract; thence N 89°39' 00" E, 1324.59 feet, along the north line of
said tract, to the POINT OF BEGINNING..
Grantor, for itself and its heirs, hereby covenants with Grantee, its heirs, and
assigns, that Grantor is lawfully seized in fee simple of the above-described
premises; that it has a good right to convey; that Grantor and its heirs, and all
persons acquiring any interest in the property granted, through or for Grantor,
will, on demand of Grantee, or its heirs or assigns, and at the expense of
Grantee, its heirs or assigns, execute and instrument necessary for the further
assurance of the title to the premises that may be reasonably required; and
that Grantor and its heirs will forever warrant and defend all of the property so
granted to Grantee, its heirs, against every person lawfully claiming the same
or any part thereof.
SUBJECT, however, to all reservations, restrictions, protective covenants,
exceptions, easements, and rights-of-way of record, in sight, or in use.
