THIS INDENTURE, made this 27th day of April, 2005, between Lee Gardner, as
Sheriff of Lincoln County, Wyoming, party of the first part, and Bank of Pineda~e,
whose mai(lng address is P.O. Box 1510, Pineda(e, Wyoming 82941, party of the
second part~
WHEREAS, on the 25th day of AAarch, 2004, Marvin T. Frear and Patricia A. Frear
executed and delivered to Bank of Pineda~e, a certain Mortga§e, which was recorded
in the office of the County E~erk and Ex-Officio Register of Deeds in and for Lincoln
County, Wyoming, on March 31st, 2004 in Book 551 Photo Records, Page 312; and
WHEREAS, Bank of Pineda~e, was the owner and holder of said Mortgage and
the Promissory Note secured thereby; and
WHEREAS, default in payment of principa~ and interest thereafter occurred on
the Promissory Note secured by said A~ortgage; and
WHEREAS, on the 29th day of September, 2004, Bank of Pineda~e, as
A4ortgagee, gave notice to AAarvin T. Frear and Patricia A. Frear, that said AAortgage
wou~d be foreclosed and the mortgaged property wou~d be so~d at pubUc venue for
the purpose of applying the amount received on the mortgage; and
WHEREAS, on the 23rd day of November, 2004, at the hour of 10:00 o'clock in
the morning at the front door of the Lincoln County Courthouse in Kemmerer,
Wyoming, the rear estate herein described was pub[icty stricken off and sotd, after
notice of the time and place of said sate was given according to [aw, in one parcet at
pubtic auction by a Deputy Sheriff of said Lincoln County, Wyoming to Bank of
Pineda[e, the highest bidder for said property; and,
WHEREAS, on the 23rd day of November, 2004, a duty appointed Deputy Sheriff
of Lincoln County, Wyoming, issued a Sheriff's Certificate of Purchase to Bank of
Pinedate, as purchaser of the [and herein described, a copy of said Certificate
referred to herein is attached hereto as Exhibit "A" and incorporated herein by'this
reference thereto,
NOW, THEREFORE, know att men by this deed, that I, Lee Gardner, Sheriff of

CERTIFICATE OF PURCHASE
I, Lee Gardner, Sheriff of the County of Lincoln and State of Wyoming, do hereby certify
that, by virtue of a real estate mortgage executed by Marvin T Frear and Patricia A Frear,
mortgagors unto Bank of Pinedale, mortgagee, and the power of sale contained in said
mortgage, which said mortgage bears the date of March 25, 2004, duly recorded in the office of
the Lincoln County Clerk in Book 551 at page 31.2 and pursuant to a notice of foreclosure sale
duly give as required by law, I did on ~3~-Cc~ day of fl JD??..~n~ , 2004, at the
hour of 10:00 a.m. at the front door of the courthouse of said Lincoln County, expose for sale
and did sell at public vendue the following described real estate lying and being in said Lincoln
County, to-wit:
Lot 11 of Block 2 of the Second Amended Plat Birch Creek Commercial Park
Addition to the Town of LaBarge, Lincoln County, Wyoming as described on the
official plat thereof,
unto Bank of Pinedale, for the sum of $,/~////.// , as the higgest bidder and that being
the highest price bid for said real estate; and that said sale was in all respects openly, honestly,
fairly and lawfully conducted. The purchaser is entitled to a deed for the property at the
expiration of the period of redemption unless the property is redeemed prior to that date as
provided by law. The above described real estate so sold as aforesaid is subject to redemption at
