A Quiet Title action having been filed by the plaintiffs against the
defendants, and the defendants having been served by publication in the Star
Valley Independent newspaper and the defendants having failed to answer or
otherwise defend and plaintiffs having filed the appropriate default pleadings
and affidavits and the Court having been sufficiently advised.
THE COURT FINDS AS FOLLOWS:
1. Plz'dntiffs are the owners of real property located in Alpine, Lincoln
County, Wyoming, legally described as Lot 53, Leon Livingston Subdivision m
Lincoln County, Wyoming. Plaintiff Lydia I. Corsi has owned the subject property
since August 27, 1991.
2. Plaintiffs have contracted to sell the subject property to Matthew R.
Maloney and Gretchen M. Maloney.

3. The title commitment for the subject property indicates that title to the
property is vested in Leon Livingston; however, Lovena Livingston, Victor
Castleman, and Harry Castleman are also still in the chain of title.
4. This quiet title action is required in order to clear title to the chain of
title, allow plaintiffs to sell the property, and for Land Title Company of Jackson,
Wyoming to insure title for the purchasers of the property.
5. From the affidavits of plaintiff Lydia Corsi and Susan Hawkes of Land
Title Company, it appears that none of the defendants no longer have any legal
interest in the property.
6. Plaintiffs are entitled to have title to their property quieted.
NOW THEREFORE IT IS ORDERED AS FOLLOWS:
Title to the land described as Lot 53, Leon Livingston Subdivision in Lincoln
County, Wyoming is quieted in favor of plaintiffs Lydia I. Corsi and Anthony Steglich,
and against defendm~ts Leon Livingston, Lovena Livingston, Victor Castleman, and
Harry Castleman. Any ownership interest of defendants Leon Livingston, Lovena
Livingston, Victor Castleman, and Harry Castleman in and to Lot 53, Leon Livingston
Subdivision in Lincoln County, Wyoming is hereby extinguished.
